It is important to bear in mind that the taxes payable will be different, and that although the VAT paid for a new home is 10%, there are also many advantages to be gained when buying your own home for the first time.
Not only do you have the possibility of moving to a property with all the facilities and materials brand new, but in many cases, if you buy it off plan, you can even customize the interior of your home in terms of its distribution and materials. As well as this, one of the main advantages of buying a new-build home is the guarantees offered by the Law of Building Management (LOE).

Depending on the type of defect, the LOE establishes a series of time periods:
● Of 10 years for structural defects, which include: foundations, slabs, beams, pillars, etc.
● 3 years for defects in construction elements or installations that have to do with the habitability of the building.
● 1 year for all finishing defects.
Something that must be taken into account is that these warranty periods for new construction start once the builder has delivered the work, and not at the time of purchase of the property. It is therefore important to know when the work was completed, since we could be buying a new home that is out of warranty.
There is a period of 2 years to be able to claim any imperfection of the housing. This has to be done through a burofax addressed to the entity to which you want to claim.
